St Leonards and St Ives sit on the heathland between Ferndown and Ringwood, on Poole Formation sands and gravels that drain freely. Most housing here dates from the mid-twentieth century onwards, so drainage is generally clay giving way to plastic pipe with separated foul and surface water, and soakaways typically perform well in the sandy ground.

The recurring problems are sand ingress and shared private runs. Once a joint opens, fine sand washes into the pipe and voids form in the surrounding ground, which is why blockages here frequently turn out to be silted or partly deformed sections rather than fat and wipes. Many properties are set back on long private drainage runs through mature plots with substantial pine and oak cover, and root ingress into older clay joints along those runs is a routine survey finding. Closer to the Avon valley at Hurn and Matchams the water table is shallower and infiltration becomes a factor.
