Drainage Engineers in Ferndown

Ferndown is where our depot is, on Cobham Road, so it gets the fastest response we can offer anywhere. It is also a town whose drainage is dominated by two things: heathland sand and a very high proportion of detached post-war housing with long private drain runs.

The Dorset heath soils around Ferndown, West Parley, Stapehill and West Moors are sandy and free-draining. Soakaways generally perform well, which is why so many properties here rely on them for surface water — but sand is easily mobilised, so a damaged pipe fills with silt quickly and a soakaway that has been fed silty water for years becomes blinded and stops percolating. Long private runs across large plots also mean shallow gradients, more bends and more places for wipes, fat and root material to gather before anything reaches the public sewer.

There is a significant off-mains element too, with septic tanks and treatment plants on the rural fringes towards Hampreston and the Avon valley. The housing stock explains most of what we find. The bulk of Ferndown was built between the 1930s and the 1970s, so a typical property drains through salt-glazed clay laid two or three generations ago, sometimes with pitch-fibre sections added during the 1960s and 1970s expansion. Clay fails at the joints and pitch fibre deforms into an oval under load, and both faults behave the same way from the kitchen sink: slow drainage that clears briefly after rodding and returns within weeks. Where a driveway has been widened or a rear extension added over an old run, the pipe is often carrying weight it was never bedded to take.

West Parley and Longham sit lower, closer to the Stour, and behave differently again. Gardens there back onto the river floodplain, the water table is nearer the surface through winter, and surface-water soakaways that cope perfectly in August can stand full in February. When a customer in that part of the town reports a gully overflowing only in wet weather, the cause is usually groundwater in the system rather than a blockage, and the fix is a repair to the pipe rather than repeat jetting.

Tree cover is the third recurring theme. The pines and mature garden trees that give Ferndown, Dudsbury and Stapehill their character send fine roots straight to any damp clay joint, and once inside they form a mat that catches everything passing. Cutting the roots out restores flow, but unless the joint is sealed the growth returns, so we normally recommend a patch liner or a relined section on the same visit rather than a return trip each year.

For commercial customers — the industrial units along Cobham Road and Ferndown Industrial Estate, plus the pubs, care homes and takeaways in the town centre — the pattern shifts to grease, wet wipes and shared yard drainage. Those sites usually benefit more from a planned maintenance visit than from emergency call-outs: a scheduled jetting and camera check keeps interceptors and long yard runs clear and gives a written record if a landlord or environmental officer asks for one.
