Drainage Services in Fleet

Fleet developed around the railway from the late nineteenth century and expanded heavily through the twentieth, so its drainage is predominantly Edwardian-to-modern rather than Victorian. It sits on Bagshot Formation sands and gravels, which drain freely and generally suit soakaways, with peaty and boggy ground around Fleet Pond and the nature reserve where the water table sits close to the surface.

The sandy ground causes the characteristic problem: fine sand entering through displaced joints silts pipework and forms voids around it, so a blockage in the older clay runs around Pondtail and central Fleet often turns out to be a deformed or partly collapsed length. Near the pond and the low-lying reserve edge, groundwater infiltration into open joints becomes the dominant issue. Elvetham Heath and Ancells Farm are recent developments on plastic pipework with separated systems and designed attenuation, where problems are usually shared private runs, misuse or root ingress from planted screening rather than pipe failure.

We CCTV survey Fleet properties first to distinguish sand ingress, infiltration and blockage. Jetting clears silt and root blockages, no-dig lining repairs damaged pipework beneath driveways and landscaped gardens without excavation, and new surface-water systems make use of the free-draining sands, sized from measured percolation rather than assumption.
